Rental Terms & Conditions
Welcome to the SkyRun Terms and Conditions. This is important and affects your legal rights and obligations, so please read them and other terms referenced in this document carefully. Each guest must affirm via electronically or verbally agreement to these Terms & Conditions and becomes legal binding a the point the reservation is secured by payment. Booking through a 3rd party does not waive SkyRun’s rights under these Terms & Conditions.
SkyRun Steamboat Terms & Conditions
CHECK-IN & CHECK-OUT: Check-in is 4pm MST, Check-out is 10am MST. An early check-in and/or late checkout must be coordinated and confirmed by SkyRun Steamboat office. SkyRun is authorized to charge guests $50/hr to $250/hr for anyone not vacated at the property time or to remove personal items from the property, as well as charge guests for an extra night if staying past authorized check out time, or checking in prior to checkin time.
KEYS, GARAGE DOOR OPENERS, PARKING PASSES: All keys, garage door openers and parking passes must remain in the property upon check-out. Failure to return these items will result in replacement charges being automatically charged to the guest's credit card.
PARKING: Only park cars in designated parking spots or driveways for your property. If a car is parked on a county or town road it may result in towing or getting your car blocked in by the snowplows. SkyRun is not responsible for nor will SkyRun pay for the salvage of a car not parked in a designated parking area. Parking of Recreational Vehicles at SkyRun properties is prohibited.
AGE & OCCUPANCY RESTRICTIONS: Guests must be at least 25 years old to rent a property from SkyRun. At any time SkyRun may request and the guest who reserved must provide a valid ID as proof of age. The person booking the property must be in the property for the entire duration of the guest stay. Maximum occupancy at any time is equal to the number of people the property sleeps in beds. No people beyond that number are allowed at any time. Exceeding this occupancy is grounds for immediate eviction without refund.
LIABILITY: Guest understands that the property is a privately owned dwelling with the owner's furnishings, and neither SkyRun nor the owner shall be responsible for providing any additional furnishings or equipment. If appliances become inoperable, SkyRun will exert efforts to have them serviced. However, SkyRun cannot guarantee the time required to accomplish repairs. Guest acknowledges waiver of liability, including but not limited to, hot tub, sauna, pool or elevator, herein after called 'special features', if so equipped. The guests understands that there are potential risks that the special features may present dangers to children who are not carefully supervised, as well as the danger of any person using the special features for too long a time, has health problem, is intoxicated or under the influence of drugs or medication, or pregnant. The guest agrees to explain the risks of using special features to guests at the property and to be fully and solely responsible for any accidents guests may incur. Guest agrees to waive any claim whatsoever against owner or SkyRun of accidents or claims arising from use of special features. The guest agrees to indemnify owner and/or SkyRun for any claims made by guest's guests arising from guest's use of special features.
PAYMENT: Deposit of 1/3 total reservation cost is paid at time of booking. Payment in full is due no later than 30 days prior to arrival date. If a deposit is paid at booking and there is a remaining balance, the credit card on file will be automatically charged exactly 30 days prior to the arrival date. If the credit card on file is cancelled and unable to be charged, SkyRun will attempt to contact the guest for an alternative credit card number. If guest cannot be reached within 48 hours, the reservation will be cancelled and any monies paid to SkyRun will be forfeited.
PET POLICY: No pets are allowed in SkyRun Steamboat properties unless specifically noted in the rental description for a property. The term 'pets' refers to dogs only and are limited to two (2) domestic, housebroken dogs (no cats, birds, reptiles are ever allowed). Violation of the SkyRun Pet Policy (during or after guest stay (i.e. evidence of pet discovered after guest checkout)) may result in guest eviction with no refund, guest payment of a pet deposit, $500 fine for violation of the pet policy, and the cost of a full carpet cleaning. If a service dog is required please contact the office for special consideration and be prepared to produce the appropriate paperwork.
TRAVEL INSURANCE: A travel insurance policy is issued (unless guest opts-out) by Royal Adventure through Rental Guardian, underwritten by Jubilee at Lloyd's, when booking a reservation with SkyRun. If a guest cancels, delays, postpones arrival or leaves early from a planned reservation for a covered reason, guests may report the claim to Royal Adventure Insurance directly at 1-888-933-1113 to recover the cost of the rental. SkyRun can provide the policy number if Royal Adventure is unable to locate it when a guest calls. Guests may also call Royal Adventure with any questions about the policy and coverage.
CANCELLATION POLICY: Except as provided above by Travel Insurance or special billing terms, cancellation at any time results in forfeiture of monies paid thus far. Cancellation within 30 days of the reservation start date results in the forfeiture of the entire payment due. There is no cancellation or refund from SkyRun for any reason including weather, travel delays or lack of snow.
PROPERTY: Guest understands that the condition as well as the furnishings will vary in each home according to owner taste and preference. Please note that most properties in Steamboat DO NOT have air conditioning. Also, SkyRun ensures that electronics and appliances are in working order, however SkyRun is not responsible for and cannot guarantee the quality of appliances or electronics; additionally SkyRun cannot control issues that are managed by Building Complexes (such as building-wide cable or water) - we will do all we can to report any issues to the appropriate boards and authorities for resolution. Locked areas (cabinets, closets) are exempt from this Lease and are off limits to guests. Guests book a specific property. On extremely rare occasions, that specific property may not be available due to unforeseen circumstances beyond SkyRun control (such as maintenance problems with the property booked, a change of ownership or management of the property). In the event that the property is not available, SkyRun will attempt to place the guest into a similar or better property at the same price or offer the guest another property at a lower rate. If the replacement property offered is not acceptable, SkyRun will cancel the reservation and refund the total amount paid. Additionally, if during a guest stay a property becomes unoccupiable (ex. heat system failure during winter), SkyRun will make our best effort to find a similar or better property for the guest to move to. If SkyRun is unable to find a suitable replacement property, SkyRun will refund the portion of the rent equivalent to the number of days the property was not used.
HOUSEKEEPING & TRASH: SkyRun cleans each property prior to guest arrival (including providing fresh linens, towels and consumables), and cleans again after guest departure. Guests are responsible for cleaning during their stay. For an additional fee, a guest may request a mid-stay clean (with at least 48 hours notice to SkyRun) which will include fresh towels, linens, dishwasher loading and light clean/vacuum. The guest is responsible for bagging and discarding trash in proper receptacles upon departure; the cost to remove and bag excessive trash left in or around the property will be charged to the guest. There will also be an excessive trash fee applid if there are excessive bags of garbage left outside of the proper receptacles.
SMOKING: There is NO SMOKING (including tobacco and cannibis) allowed at any SkyRun property. Guests must follow the rules of the complex/building including noise, parking and common area use. Failure to comply with any rules may result in an automatic $300 minimum charge for cleaning and possible eviction without a refund.
DAMAGE: The rental reservation includes an Accidental Damage Waiver (ADW) fee of $59.00 which covers up to a maximum of $1,500. The cost to repair any ACCIDENTAL and REPORTED damage to the property (not including the garage, garage doors or damage caused by a vehicle or trailer) including any missing or broken items up to a maximum of $1,500 will be covered at no charge to the guest as long as the damage was reported prior to guest departure. Any damage SkyRun deems to have been purposeful or negligent in nature, or damage was not reported will charged to the guest. Report any damage upon arrival to avoid charges from damage caused by a previous guest.
PARTIES: NO HOUSE PARTIES ALLOWED. If there is a party in the property (as further evidenced by a noise complaint, security report, or by excessive amounts of trash or destruction) the guest will be charged for complete clean and replacement of damaged items and property. A party completely voids the ADW. SkyRun is serious about protecting our owner's investments and we will not tolerate house parties.
IN-PROPERTY PHONE: Guests understand that phones (land line or VoIP) may not be present in a property and should not be expected. Guests are encouraged to have mobile phones for communication in an emergency.
4x4 ACCESS: Steamboat is located in a mountain environment which is subject to extreme weather including snow and ice that may make roads and driveways impassable to 2-wheel drive vehicles. SkyRun strongly encourages guests traveling during the winter months (from November to May) to use a 4-wheel drive vehicles. Many Steamboat roads can be difficult to navigate during the winters and driveways may be steep. SkyRun is not responsible for refunds if a guest is unable to reach their property or if the roads or driveway are not accessible due to weather conditions.
WARRANTIES: Equipment - From time to time, equipment (TV, appliance) in a property or in a complex/building (pool, hot tub, etc.) may be out of service. In such a case, notify SkyRun immediately and SkyRun will do everything within our power to correct the situation or make proper complex/building personnel aware of a situation.
WEATHER: SkyRun will not refund guests for any weather-related issues including but not limited to road conditions, lack of snow, too much snow, or inability to get to the property due to weather or flight delays/cancellations; or issues resulting in weather conditions such as power outages, etc.
LAUNDRY: Please refer to your individual property listing if there are in-property or complex common laundry facilities available. Note, not all properties or complexes offer laundry.
INTERNET: Most properties are all WiFi enabled; this is a service paid by the owner and an added service to the guest at no additional cost. SkyRun cannot guarantee reliable Internet service. Circumstances outside of SkyRun control may result in internet service interruptions, unavailability, degradation or what the guest may consider less than satisfactory service to what they may be accustomed to. SkyRun will not reimburse or refund any monies to the guest in the event of any of the above circumstances. If a guest wants to ensure optimized and reliable service, SkyRun recommends guests travel with their own air card.
ENVIRONMENT & SNOW: Steamboat is located at 6,700 ft in the Rocky Mountains in a mountain alpine environment. There is typically 10-20% humidity year-round. Summer temperatures may average 60-80 degrees with a low in the 40-50s. Winter temperatures may vary widely from negative temperatures to 40-50 degrees. SkyRun, HOA and building managers make efforts to clear private drives, sidewalks, stairs and access points but in this environment ice and snow will always exist... please take care while walking and moving about. Stairs and decks will not be shoveled unless it is the only access point to the home. Driveways will be plowed when there is more than 6' overnight and please note there may be delays in equipment reaching homes as major roadways need to be cleared by the county.
MOUNTAIN ENVIRONMENT: Please be aware that decks, entrances, sidewalks and patios may be slippery; use caution. Slips and falls are a constant hazard. Be cautious of roof overhangs where snow and ice are likely to build up.
ELECTRICITY: Steamboat is serviced by Excel Power Company. Power interruptions and outages may occur during summer and winter storms. SkyRun cannot guarantee power, heat or electricity in the event of an Excel power outage or interruption.
LOST & FOUND: SkyRun is not responsible for the replacement or reimbursement any lost or stolen items belonging to or rented by the guest (or any member of the guest's party). If SkyRun discovers an item after guest departure, and the guest wishes to the have the item(s) returned to them, the cost of packaging and return mailing will be paid by the guest.
